Platforms charge guests a service fee on top of the nightly rate, and take a cut from us as well. Booking direct removes both, and we pass that back to you — up to 10% off the equivalent platform price for the same house and the same dates. Ask for a direct quote and we'll show you the comparison.

Everything except food: all bills, Wi-Fi, heating, linen and towels, kitchen equipment, and a starter pack of consumables. Longer stays can add a weekly clean and linen change. Parking is included where the house has it.

Yes. Send a purchase order or a claim reference with your booking and we'll invoice monthly in arrears on agreed terms. We work with insurers, loss adjusters and claims handlers regularly and understand how open-ended repair schedules work.

We're set up for stays of a week or more, and the rate drops again at the monthly threshold. Shorter stays are sometimes possible between bookings — ask and we'll tell you what the calendar allows.

Yes — that's most of what we do. Beds are zip-link, so rooms can be made up as twins for a crew or doubles for couples and families. Tell us the headcount and preference when you enquire and it'll be set up before you arrive.

Check-in is from 4pm and check-out is 10am, which gives the cleaning team the window they need between stays. Self check-in means no reception to catch and no key handover — your entry details and the house guide arrive before you travel. Earlier check-in or a later check-out is sometimes possible when there's no changeover that day; just ask. We're rolling out Yale smart locks across the portfolio, so entry will be by your own door code.

Every changeover follows a written checklist and is photographed before the next guest arrives — beds, bathrooms, kitchen, consumables. If something isn't right, tell us and we'll have someone there.
